Patrick is responsible for overseeing the real estate property acquisition and disposition transaction processes for Skyline Retail REIT and Skyline Commercial REIT. His duties include sourcing & reviewing investment property opportunities, negotiating transactions, as well as maintaining and building Skyline’s long-standing relationships with property vendors and the brokerage community. Other responsibilities include overseeing the property due diligence process with Skyline’s property management and operations staff, as well as strategic planning for Skyline Retail REIT and Skyline Commercial REIT.
Patrick joined Skyline’s acquisitions team in 2013 as an Acquisitions Analyst and has been since promoted to the roles of Acquisitions Associate and Associate Director, Acquisitions, before adopting his current role of Director, Skyline Retail Asset Management Inc. in 2021.
Previous to Skyline, Patrick worked as a Fund Accounting Administrator for a firm managing several closed-end funds, and also worked in sales at a commercial real estate brokerage.
Patrick holds a Bachelor of Commerce degree in Management Economics in Industry and Finance from the University of Guelph.
Frank Valeriote is a lawyer and community leader who most recently served for seven years as the Member of Parliament for Guelph, Ontario. He graduated with Honours from the University of Western Ontario with a Bachelor’s Degree in Canadian History and Economics. He went on to earn a Law Degree from the University of Ottawa and was called to the Bar in 1981. Mr. Valeriote co-founded the law firm of SmithValeriote LLP, where he served as a senior partner until his election. Mr. Valeriote has worked hard to mentor new entrepreneurs and promote investment in Guelph. He is a former board member and Chair of the Guelph-Wellington Business Enterprise Centre, mentoring small business owners, and has been actively engaged in numerous fundraising efforts for various Guelph philanthropic and other charitable organizations. Mr. Valeriote lives in Guelph, Ontario.
Ron Martin is currently the President and Owner, along with family members, of Bridgeland Terminals Limited, a tank truck carrier located in Elmira, Ontario. Mr. Martin also serves as a board member for the Ontario Trucking Association, and is on the Community Advisory Committee for a local chemical company. From 1994 until 2006, Mr. Martin was also a partner in an area dehydrating company that specializes in the drying of agricultural products. Mr. Martin is a lifetime resident of Elmira, Ontario.
Jonathan Halpern, CPA, CA
Jonathan Halpern, CPA, CA, is currently the President of Metropolitan Equities Limited, a privately owned family office and real estate investment company. Prior thereto, Mr. Halpern was a senior manager with an international accounting firm specializing in real estate and small business. Mr. Halpern has also served on the management committee of a national commercial flooring distributor. Mr. Halpern is a member of the Institutes of Chartered Accountants of Manitoba and Ontario, and holds a Bachelor of Commerce (Honours) degree with Distinction with the University of Manitoba. Mr. Halpern also sits on the Skyline Apartment REIT Board of Trustees.

Jason has been in the business of purchasing, owning, managing, and financing income-producing real assets since 1991. His passion for asset acquisitions, management, and investment has served him well as the CEO for Skyline Group of Companies since its inception in 1999.
Recognized for both his entrepreneurialism and industry expertise, Jason believes that although Skyline has its roots in real estate, it is in the people business. By never losing sight of the fundamentals that spurred Skyline’s early growth, Jason has built a major Canadian real estate company spanning coast-to-coast, consistently attracting passionate, like-minded investors and employees with “star” qualities. As Skyline continues to expand its national presence, Jason maintains a belief in providing accessible and personal service to the business’ investor client group that is an integral part of the company’s growth and success.
A graduate of the Ivey School of Business’ exclusive Quantum Shift Program, Jason has been named one of Canada’s Top 40 Under 40, as well as one of Canada’s 40 Most Promising Entrepreneurs. He was also designated a finalist for the prestigious EY Entrepreneur of the Year award.
Jason holds degrees from both the University of Guelph and York University. He has strong roots in Guelph, ON, where Skyline is headquartered, and still calls the area home with his wife and three children.
Jason sits on the Skyline Apartment REIT Board of Trustees, the Skyline Commercial REIT Board of Trustees, the Skyline Retail REIT Board of Trustees, and the Skyline Clean Energy Fund Board of Trustees. He is also a Board Member for the Grand River Agricultural Society.
President, Skyline Commercial REIT
Michael leads Skyline Commercial REIT and has been responsible for its strategic growth and performance since 2014.
Michael joined Skyline with 29 years of experience in acquisitions, asset and property management, and corporate leadership across multiple sectors in the real estate industry. Previous to Skyline, Michael was a founding partner and Chief Operating Officer at a Toronto-based private equity fund manager for ten years, where he played a pivotal role in the growth of that firm from inception to approximately $1 billion in real estate assets under management. Michael directed both the acquisitions and operations of the corporation and played a key role in the development of Fund strategies for its institutional client base.
Michael also previously held the role of President of O&Y Enterprise Property Management, Canada’s largest provider of third-party property management services, managing in excess of $8 billion in real estate assets across Canada in the industrial, office, retail and multi-residential sectors.
Michael’s strong background in commercial real estate ownership and his years of experience growing real estate businesses makes him a notable asset to Skyline Group of Companies and, in particular to Skyline Commercial REIT, which now comprises over 7.5 million square feet of light industrial space across Canada.
Vice President, Finance, Skyline Group of Companies
Reporting to Skyline Group of Companies’ Chief Financial Officer, Krish oversees the financial reporting, financial planning and treasury functions of each subsidiary entity within Skyline including its investment products and service companies.
Krish joined Skyline in 2016 with more than ten years of progressive experience across both the real estate and natural resource industries. He began his career as an auditor within the downtown Toronto office of PricewaterhouseCoopers LLP (“PwC”), where he focused primarily on the audits of public companies concentrated in PwC’s Consumer Industrial Products and Services groups. After obtaining his Chartered Accountant designation, he took on several leadership roles in financial reporting within various publicly listed entities.
Previous to Skyline, Krish held the position of Director of Finance at Northview Apartment REIT and played integral roles in both its 2015 acquisition of True North Apartment REIT as well as its internalization of property management for 7,600 residential units in early 2016.
Krish holds an honours degree in Business Administration from Wilfrid Laurier University, concentrated in the areas of Accounting and Finance. He holds the designations of Chartered Accountant and Chartered Professional Accountant, both from the Institute of Chartered Accountants of Ontario.
Krish is also a current board member of the Canadian Federation of Apartment Associations, and is the current Chair and President of Victoria Park Community Homes.
General Counsel, Skyline Group of Companies
Karyn leads Skyline Group of Companies’ Legal Team and is responsible for the legal aspects of all transactions (including acquisitions, dispositions, and financings) for Skyline Apartment REIT, Skyline Commercial REIT, and Skyline Retail REIT. She also provides valuable leasing, corporate, contract, and commercial advice to the subsidiary entities within Skyline Group of Companies.
Karyn joined Skyline in 2012 with nearly ten years of real estate and corporate-commercial law experience. Prior to Skyline, she worked as an associate in a national law firm for seven years, and spent two years with a boutique commercial real estate, condominium and land development practice.
Karyn is proud to oversee a substantial Legal team that allows Skyline to exercise virtual self-sufficiency regarding legal service. Karyn’s expertise and these in-house capabilities provide great benefit to Skyline Group of Companies: legal services are provided in a timely manner by a team who has detailed, focused, front-line knowledge of Skyline and its business; legal costs are contained at a reasonable level and are predictable; because legal components of asset transactions are not orphaned inside law firms, Skyline can leverage its continually accruing internal legal expertise.
Karyn holds both an Honours Bachelor of Arts degree in History and a Bachelor of Laws degree from Queen’s University and has been called to the Bar in the Province of Ontario since 2003.

Mike leads Skyline Group of Companies’ in-house Acquisitions team and is responsible for sourcing all new acquisitions and dispositions, property due diligence, and closing investment transactions for Skyline Apartment REIT, Skyline Commercial REIT, Skyline Retail REIT, and SkyDev.
Mike joined Skyline in 2009 and has 25+ years of Canadian Real Estate experience. He has worked with several Canadian investment banks in the field of real estate corporate finance, as well as public real estate companies running acquisitions. He is focused on the continued growth and expansion of Skyline’s real estate investment portfolios through sourcing and facilitating quality acquisitions, and monitoring asset performance to ensure maximum value for unitholders.
Mike holds an Honours BA in Urban Development from the University of Western Ontario.
Mike sits on the Skyline Clean Energy Fund Board of Trustees.
Vice President, Skyline Commercial Management Inc.
Maria directs all daily operations and business practices for Skyline Commercial Management Inc., which manages the assets within the Skyline Commercial REIT and Skyline Retail REIT portfolios, totaling millions of square feet of light industrial and retail space across hundreds of properties Canada-wide. In her role, she is responsible for overseeing, directing and managing all internal operations, including financial budgets, staffing, acquisitions/dispositions processes, and project management. She leads dozens of Skyline Commercial staff across Skyline’s corporate offices in Ontario, as well as satellite teams in London, ON; Ottawa, ON; Montreal, QC; Calgary, AB; and Edmonton, AB.
Maria began her career at Skyline in 2007 as Office Manager, simultaneously taking on HR management tasks and lending support to Skyline’s acquisitions team. As Skyline grew, Maria’s role shifted to multi-residential business operations, and subsequently to overseeing operations for Skyline’s ever-growing commercial and retail asset portfolios.
Maria is passionate about empowering her staff, and she is very involved in the training procedures of her employees, having helped to develop the various training programs that introduce all property management staff to Skyline. She recognizes the importance of staying connected with the fast-paced Canadian commercial and retail real estate industry—in fact, the busy pace of her role is one of her favourite parts of her career. Most of all, Maria takes pride in helping to provide Skyline Commercial and Retail valued tenants with well-maintained and professional places to do business.
Vice President, Skyline Commercial Asset Management Inc.
Dominic is responsible for ensuring the successful implementation of the goals and objectives of the Skyline Commercial REIT portfolio. He provides leadership and oversight to all aspects of commercial asset management with a continued focus on leasing strategy, including new deals, renewals, and expansion. Dominic oversees a commercial portfolio across dozens of cities in Canada, and he works closely with several broker teams in markets across the country.
Prior to his role as Vice President, Dominic was Director of Leasing for Skyline Commercial REIT. Since joining Skyline in 2015, he has held progressively senior positions within the company.
Previous to Skyline, Dominic worked in commercial brokerage for CBRE, providing commercial representation to both domestic and international corporate clients.
Dominic holds a degree from the University of Ottawa’s Telfer School of Management.
Director, Commercial Operations, Skyline Commercial Management Inc.
As Regional Director, Jennifer is responsible for overseeing multiple territories within Skyline Commercial REIT and Skyline Retail REIT, which includes guaranteeing efficient and profitable operation of the portfolios while ensuring ongoing tenant satisfaction.
Jennifer has been working in the commercial real estate industry for 18 years in various roles as a bilingual Portfolio/Property Manager, managing commercial office and industrial space in the Ottawa, ON, Gatineau, QC, and Montreal, QC markets. Her responsibilities included property, facility and project management, budgeting, and financial analysis.
Jennifer enjoys the challenges that property management provides; in her words, every day is a new day. She believes that building strong relationships with tenants, providing superior customer service, and maintaining the portfolios to the highest standards are the keys to fostering and maintaining a positive image for Skyline in the Canadian commercial real estate industry.
Jennifer holds a Bachelor of Commerce with Honours in Accounting from Carleton University. She also holds Real Property Administrator (R.P.A.) and Facilities Management Administrator (F.M.A.) designations from the Building Owners and Managers Institute (BOMI) of Canada.
Business Operations Manager, Skyline Commercial Management Inc.
Sonya oversees the operations and internal administration for the Skyline Commercial REIT and Skyline Retail REIT portfolios. She leads a robust team of Property Administrators with the objective of providing exceptional service and support to Skyline Commercial’s on-site field staff.
Sonya joined Skyline in ____ as a Portfolio Manager for Skyline Commercial. With more than 12 years of industry experience managing both residential and commercial properties, she has a refined customer service philosophy centred on providing second-to-none service to both her staff and external clients. Her commitment to building a team that provides high-level service, while living the Skyline values, has created a strong foundation of support among team members, and increased tenant satisfaction.
Sonya holds a diploma in Business Administration, Management Studies from Conestoga College. She is currently working toward her Real Property Administrator (RPA) certification from the Building Owners and Managers Institute (BOMI) of Canada.
Divisional Controller, Skyline Commercial Management Inc.
As Divisional Controller for Skyline Commercial Management Inc., James is responsible for the organization and management of the daily and ongoing financial and accounting functions of Skyline Commercial REIT and Skyline Retail REIT, including monthly, quarterly, and year-end accounting cycles.
James has over 15 years of professional accounting experience between public practice and private industry. He has previously held senior financial positions with Ontario’s largest foundation and shoring contractor, and a well-known home renovator. His responsibilities included operational and management reporting, external financial reporting, budgeting and forecasting, and various other facets of financial planning, reporting, and management.
James takes a keen interest in the needs of his stakeholders and works hard to understand how the information is being used to make business decisions. This needs-based analysis allows him to pull the correct data and customize reports to deliver an impactful analysis. From weekly operational and key performance indicator reporting, to annual external financial reports, James’ needs-based approach allows him to consistently meet the changing needs of the Skyline business.
James obtained an Honours Bachelor of Accounting degree from Brock University in 2006 and went on to qualify as a Chartered Accountant in 2008. He obtained a Master of Business Administration degree from the Schulich School of Business at York University in 2014. James has a strong commitment to continuing professional development and has completed several courses and certificates during his career.
